A team of four. LKV-authorised. Operating exclusively in Lapland since 2021.
Lapland LKV is a real estate agency based in Finnish Lapland. The agency holds the LKV authorisation — the highest professional licence for real estate agents in Finland, issued by the Central Chamber of Commerce. Founded in 2021 by Tanja Sotka, it focuses exclusively on the Lapland property market and serves both Finnish and international clients.
All services are provided directly by the team — no subcontracting, no remote brokering.
Selling properties across all six Lapland areas. This includes pricing advice, marketing to Finnish and international audiences, negotiations, and managing the transaction through to completion.
Helping buyers — both Finnish and international — identify the right area, find suitable properties including off-market listings, and navigate the purchase process from first contact to signing.
Market valuations based on real local data. Each area in Lapland operates differently — a Levi resort apartment and a Kilpisjärvi wilderness cabin require distinct knowledge to value accurately.
Guidance for buyers considering properties as rental or long-term investments. Lapland attracts visitors year-round from across Europe and Asia, creating a distinct short-term rental market in resort areas.
Lapland LKV operates in six areas of Finnish Lapland. Each has its own market logic, buyer profile, and price structure — local knowledge that takes years to build.
Finland's largest ski resort. High demand for resort apartments and chalets, strong short-term rental market. Popular with Finnish, Norwegian, and Central European buyers.
Finland's largest skiable vertical drop. Quieter, more nature-oriented alternative to Levi. Strong appeal for buyers looking for a genuine wilderness experience alongside ski access.
High-altitude fell village above the treeline, adjacent to Urho Kekkonen National Park. Year-round destination known for exceptional Northern Lights visibility.
The regional capital and home of the official Santa Claus Village. Diverse property market from city apartments to rural plots. Growing international tourism and investor interest.
Finland's northwest corner where Finland, Sweden, and Norway meet. An extremely remote, pristine fell environment. Unique properties for those seeking true seclusion in Arctic Europe.
A vast lake district forming part of the Sámi homeland. Wilderness cabins, fishing rights, and exceptional natural silence. A distinct and quieter market with limited but rewarding inventory.
Four people. All based in Lapland. Every client is served directly — there are no subcontractors and no remote agents working from elsewhere.
Tanja moved from Helsinki to Lapland and founded the agency in 2021. She holds the LKV licence and is responsible for the agency's strategic direction and key client relationships.
Juha brings deep local knowledge particularly across the northern and western Lapland areas. As a partner, he is involved in complex transactions and investor-facing work.
Saku holds the LKV licence and works actively with buyers and sellers across several Lapland areas. His focus is on residential and leisure property transactions.
Riikka keeps the agency running smoothly — coordinating schedules, managing client communications, and ensuring that every transaction moves forward without unnecessary delays.
A significant share of Lapland LKV's buyers come from outside Finland. The agency has handled transactions for clients from the UK, Germany, the Netherlands, Norway, Sweden, Belgium, Switzerland, and beyond. The full buying process is available in English.
EU and EEA citizens can buy freely. Non-EU citizens may need a permit from the Ministry of Defence for certain property types near sensitive zones. Lapland LKV will advise you on your specific situation.
Not necessarily. Some buyers visit once to view properties, then complete the transaction remotely. Others manage the entire process online with a power of attorney. We advise on the most practical route for your situation.
Transactions are in euros. Finnish banks offer mortgages to EU residents, though terms vary. International buyers often finance through their home country banks or purchase cash. We can connect you with local contacts who assist with Finnish mortgage applications.
From initial contact to signing typically takes 1–3 months, depending on financing and due diligence. The legal handover (deed of sale at a public notary) is a single appointment. We coordinate the full timeline.
What does LKV mean?
LKV stands for Kiinteistönvälittäjä — the Finnish designation for a licensed real estate agent. The licence is awarded by the Central Chamber of Commerce of Finland (Keskuskauppakamari) and requires passing a national exam as well as meeting ongoing professional development requirements. It is the highest qualification in Finnish real estate brokerage.
What types of property are available in Lapland?
The market includes resort apartments and chalets near ski centres, traditional log cabins and wilderness cottages, year-round residential homes in Rovaniemi, farmsteads and large rural plots, and properties with fishing or hunting rights. Prices and demand vary considerably by area and property type.
Does Lapland LKV have off-market properties?
Yes. Some properties are sold through direct client relationships and are never listed publicly. Buyers who contact the agency gain access to these off-market opportunities.
Is Lapland a good area for property investment?
Resort areas like Levi and Ylläs draw international visitors year-round — skiing in winter, hiking and midnight sun activities in summer. Short-term rental yields in prime resort locations can be significant, though they vary by location, property type, and management arrangement. The agency can give a realistic picture based on current market data.
How is Lapland LKV different from a national agency?
National agencies handle Lapland as one of dozens of regions, often with agents who have limited local experience. Lapland LKV operates only in Lapland — the team lives there, follows every submarket closely, and handles each assignment personally without passing it to subcontractors.
How can I get in contact?
The fastest routes are WhatsApp or email. The team responds to enquiries in both Finnish and English. You can also use the contact form on the contact page.
