02 Introduction

A boutique brokerage,
rooted in Lapland.


We are a small team of senior brokers based in Finnish Lapland. We work on holiday, investment, and luxury properties across the region, from the busy resorts at Levi and Ylläs to the quieter ground further north around Inari, Utsjoki, and Kilpisjärvi.

The firm was founded by Tanja Sotka, who moved from Helsinki to Lapland in 2021 and set up her practice on a simple premise: people who buy holiday homes in Lapland are looking for the same things that brought us here — quiet, space, and time with the people who matter.

The brokerage is built around that idea. We stay small on purpose and take on a limited number of clients each year. Everyone on the team handles their own listings and deals directly with buyers and sellers; nothing is passed down to a junior.

We work in Finnish and English, know our region well, and start every engagement the same way: by listening.

We keep our work narrow on purpose. Our focus is Lapland's holiday, investment, and luxury property market — the corner we know best, and the one where we can do consistently good work.

Selling a property

Full process, valuation to transaction

Valuation and pricing, marketing, viewings, contract and closing. We run the whole process in Finnish and English, with the level of care a high-value holiday property calls for.

Finding a home or investment

Direct buyer representation

Clients come to us with a clear idea: a boutique villa, a family log cabin, an investment property with rental income. We represent you directly, and through our European broker network we see properties that never reach the public listings.

New development sales

RS & KKOY from first phase

We come in early on new-build projects — both RS-schemes and shared-ownership structures (KKOY) — working alongside developers through planning and pre-sales. The legal side is layered and the build cycles are long; we know how to handle both, and how to keep buyers with the project along the way.

Investment advisory

Realistic yield, local partners

For clients buying for rental income, we put together a grounded yield analysis based on comparable properties in the same resort. Where it makes sense, we introduce you to local rental-management partners we have worked with for years.

The region's busiest ski resort and the strongest year-round market. It draws the largest share of international buyers, and new boutique villa developments are opening here season after season.

Quieter and more private than Levi. Traditional log houses and fell-side cabins; buyers here tend to come for the calm.
Saariselkä & InariNorthern wilderness
The northern wilderness market. Buyers here are after silence, Sami culture, and the deep Arctic — not a lift queue.
RovaniemiCapital · Year-round
The capital of Finnish Lapland and a growing year-round city. We see steady demand here from buyers planning to settle rather than visit.
KilpisjärviFar northwest · Specialist
Up in the far northwest, where Finland meets Norway and Sweden. A specialist market for buyers who want the high fells at the door.

In each of these areas we know the developers, the history, the seasons, and the small local conventions that rarely get written down. That knowledge isn't something we advertise; it shows up in how deals get done.

Comparable sales, current stock, how the season moves prices, realistic ranges. You get the information; we leave the urgency to other people.

Selection & showings

A short list, not a long one.

Overseas buyers can start with video viewings and a proper walkthrough on screen. By the time you fly in, the trip is worth making.

Offer & negotiation

Explained, step by step.

Finnish property deals sit on legal structures most foreign buyers have never seen before. We draft the offer, run the negotiation, and explain what's happening at each stage.

Transaction & transfer

We handle the paperwork.

Contract, escrow, utility transfers, transfer-tax filing, and the formal change of ownership: all coordinated from our office.

After the keys

We stay reachable.

Most of the questions come up in the first year of ownership, particularly for overseas buyers. We stay available; that's part of what you're signing up for when you work with us.

Roughly 30–40% of our deals involve a buyer from outside Finland. In some of our new developments the figure is over 80%.

Our clients come from Italy, Germany, the Netherlands, the UK, Switzerland, and the UAE. For most of them it's their first Finnish purchase. The service covers:

English-language service at every stage
First enquiry, contract, and the period after the sale. Contracts in both languages; meetings in whichever one suits you better.
Remote property introduction
Video viewings and full documentation before you travel, so the shortlist is real by the time you land.
Full process management
Utilities, insurance, transfer-tax filing, and introductions to the local people you'll eventually need — bookkeepers, cleaners, rental managers, builders.
Cultural translation
Housing company, shared ownership, RS-projects: Finnish property has its own legal shapes, and we walk you through what you're actually buying and what the structure protects you from.

Meet the team.


We are a small team by design. Each of us handles our own clients and listings and brings a different background to the work. What we have in common is a real connection to Lapland, and to the reasons clients come here in the first place.

Moved north from Helsinki in 2021 after twenty years in finance and energy. Qualified as a licensed agent and built her practice around why people actually come to Lapland in the first place. Managing director of Lapland LKV Oy; works mostly with international buyers and high-value properties.
