We are a small team of senior brokers based in Finnish Lapland. We work on holiday, investment, and luxury properties across the region, from the busy resorts at Levi and Ylläs to the quieter ground further north around Inari, Utsjoki, and Kilpisjärvi.
The firm was founded by Tanja Sotka, who moved from Helsinki to Lapland in 2021 and set up her practice on a simple premise: people who buy holiday homes in Lapland are looking for the same things that brought us here — quiet, space, and time with the people who matter.
The brokerage is built around that idea. We stay small on purpose and take on a limited number of clients each year. Everyone on the team handles their own listings and deals directly with buyers and sellers; nothing is passed down to a junior.
We work in Finnish and English, know our region well, and start every engagement the same way: by listening.

We come in early on new-build projects — both RS-schemes and shared-ownership structures (KKOY) — working alongside developers through planning and pre-sales. The legal side is layered and the build cycles are long; we know how to handle both, and how to keep buyers with the project along the way.
For clients buying for rental income, we put together a grounded yield analysis based on comparable properties in the same resort. Where it makes sense, we introduce you to local rental-management partners we have worked with for years.
