We started Lapland LKV because the market needed someone who actually knew it — what a fair price looks like in Kilpisjärvi, where Ylläs properties sell and to whom, and why Saariselkä draws the buyers it does.

Authorised Public Purchase Witness

Tanja Sotka is an authorised public purchase witness (kaupanvahvistaja), appointed by the National Land Survey of Finland (Maanmittauslaitos).

Under Finnish law, the sale of real property must be certified by an authorised public purchase witness for the transaction to be legally valid. The witness verifies the identity of the parties and confirms that the deed of sale meets the formal requirements of the Finnish Land Code.

Because Tanja holds this appointment, we can certify property transactions ourselves as part of the brokerage service. This is particularly helpful for international buyers and for transactions that cannot be completed through Finland's electronic conveyancing system. Clients do not need to source a separate witness — the certification is handled in-house.
