Ylläs is Finland's most expansive ski resort by the numbers: 62 slopes, 53 kilometres of piste and 464 metres of vertical drop. The season opens in October and runs through April at its best. Two distinct villages — Ylläsjärvi and Äkäslompolo — offer different experiences: one lively and service-rich, the other quiet and traditional. Ylläs doesn't stop when winter ends. In summer the fells become a paradise for hikers and mountain bikers. Pallas-Yllästunturi National Park begins right at the foot of the slopes. The figures are based on completed transactions Jan 2025–Jun 2026 (price data compiled by Lapland LKV, 71 transactions). The median is the midpoint of all sales ordered by price — half of the transactions were below it and half above. The typical price range shows where the middle 50% of sales landed: a quarter of transactions fell below the range and a quarter above it, so individual extremes do not distort the picture. These figures describe the market level — individual properties are always valued case by case.

How much does a holiday home in Ylläs cost?
In completed transactions (Jan 2025–Jun 2026), the median price in the Ylläs area (Äkäslompolo and Ylläsjärvi) was around €3,400 per m², with a typical range of €2,900–3,700 per m². The median transaction price was around €192,000. Fewer sales are made than in Levi, so individual transactions can move the statistics.

Ylläs is quieter and closer to nature: Pallas-Yllästunturi National Park begins at the edge of the village, and prices are somewhat below Levi.
