May was our strongest month of the year, and June brings its own rhythm

May melted the last of the snow. Airport traffic settled after the spring season, and the market has taken on the quieter pace that marks the start of summer. Enquiries have slowed, but committed buyers are active. May turned out to be our strongest month of the year by value. June is one of my favourite months in Lapland. The nights are light and the fells are green in a way that winter makes you forget.

The premium segment moves to its own logic

May cleared the last of the snow and brought the quieter rhythm of early summer. Enquiries have slowed, but committed buyers are active. In the broader market, average prices rose modestly through the first part of the year and transaction volumes held at roughly the same level as last year. The market has not stalled — it has settled.

Over recent weeks I have been compiling data on holiday home sales above one million euros in Lapland going back to 2022. The picture is clearer than I expected, and the highest recorded price per square metre came as a surprise even to me. The detailed figures, medians, and what the public registers do not reveal about the true scale of the premium segment are covered in this month's edition of The List.
